Mortgage Loan Disclosure Specialist (Southeast Region)


 JOB SUMMARY: Responsible for verifying all disclosures and fees from Loan Officers, and ensuring that all prospective loans conform to federal and state loan guidelines.


Utilize practical understanding of the loan process and loan specific guidelines as well as specific information received from Loan Officers to review and prepare initial consumer disclosures as required.

Review items for accuracy that are populated in the mortgage loan origination system (LOS), such as loan amount, interest rate, taxes, insurance and all other applicable fees which includes the purchase agreement (if applicable), quotes, construction cost estimates.

Update mortgage loan origination system to document and notify the appropriate parties that disclosures have been provided to consumers.

Responsible for any changes to loan (change of circumstances) and re-disclosure as required.

Prepare and review daily reports to confirm all disclosures have been processed in a timely manner

Track changes that occur after Initial Disclosure and Re-disclosure

Calculate fee calculations and tolerance levels and ensure information input correctly into system.

Send out completed closing disclosure notices to all necessary parties.

Review and clear compliance fails, alerts, and warnings during disclosure and as requested by the Mortgage Loan Processor.

Assist with ordering and monitoring setups and post-closing as needed




·          3+ years’ mortgage experience and closing experience

·          Advanced knowledge of mortgage lending guidelines and regulations (FHA, VA Conventional, USDA, FHLMC, FNMA and Investors)

·          Knowledge of the new TRID regulations and or TILA, RESPA, RESPA Reform, Practices and Timing, Federal Compliance Regulations.

·          Other mortgage compliance regulations

·          Excellent verbal, communication, documentation and interpersonal and team player skills

·          Superior attention to detail and accuracy

·         Knowledge of Encompass LOS preferred

·         Professional in manner and appearance.

The employee is occasionally required to climb or balance and stoop, kneel, crouch or crawl. The employee must regularly lift and/or move up to 2.5 pounds. Work Environment- The work environment is in an office or cubicle due the nature of the position. The general area is medium to low noise level. All areas are air conditioned or heated.
