Maintenance Coordinator
JMAX Property Management is hiring a Turn Coordinator to join our team!
The Maintenance Coordinator is responsible for turnover and rehab work orders as well as annual and move out inspections of all properties. The Maintenance Coordinator assists Property Managers by coordinating all aspects of unit make ready after tenant move out and coordinating repair work identified on annual inspections. The applicant must be comfortable out in the field doing on site inspections and monitoring turn progress as well as managing remotely via photos and inspection reports. The Maintenance Coordinator is an owner facing position which means you are on the front lines talking to our clients. You must have a strong maintenance background and be able to exhibit that you know what you are talking about when discussing work needed to the owner’s investment. The position requires that you be confident on the phone, excellent in email and comfortable with ever changing cutting edge property management technology.
Duties and Responsibilities
- Manage move out inspections, communicate turn over requirements with owners and property managers.
- Coordinate all aspects of the turn over using multiple vendors from move out to ready to market
- Build and maintain owner, tenant and vendor relationships
- Perform annual inspections of every property in the portfolio
- Inspect and triage property issues to determine necessary repairs
Knowledge and Skills
- Demonstrated experience as maintenance technician
- High level of critical thinking/problem solving skills to diagnose issues and recommend solutions
- Knowledge of general maintenance processes and methods
- Knowledge of construction estimating practices and ability to create budgets
- Strong computer skills
Education, Certifications, and Experience
- High school diploma or equivalent
- 2+ year(s) experience in Property Maintenance, Construction or Property Management
- A valid driver's license with proof of insurability

- Self-starter attitude with the ability to prioritize and handle multiple assignments, exercise sound judgement, and take ownership of projects and decision making without constant direct supervision
- Team player with strong work ethic, pro-active orientation, above average communication and follow up, is assertive, and highly accountable, with a mature and positive attitude
- Ability to operate with a sense of urgency
- Ability to manage time and projects to ensure completion in allotted time
