Director, Property Accounting

The Director, Property Accounting is a senior leadership role responsible for overseeing all property-level accounting operations across a national commercial real estate portfolio, while driving the strategic evolution of the function. This role extends beyond traditional accounting oversight.
The Director will lead organizational design, process transformation, and the integration of property accounting into a high-performing property management platform. The position requires a leader who can build scalable systems, enhance reporting integrity, and modernize workflows through thoughtful use of offshoring, automation, and emerging technologies.
The Director will directly oversee Controllers and Assistant Controllers and serve as the primary accounting partner to Property Management and Asset Management leadership. This individual must be equally comfortable operating at a strategic level and engaging in the details that ensure accuracy, consistency, and accountability.
JOB ESSENTIAL RESPONSIBILITIES
Leadership & Organizational Oversight
• Lead, develop, and manage the Property Accounting team, including Controllers and Assistant Controllers, across a multi-state commercial real estate portfolio
• Establish clear organizational structure, roles, and accountability across the accounting function
• Make and execute personnel decisions to ensure the team is aligned with performance expectations and future-state needs
• Foster a culture of ownership, responsiveness, and continuous improvement
• Establish performance standards and accountability metrics across the team, and actively develop managers to improve execution, consistency, and quality of work product
Strategic Transformation & Process Design
Lead the redesign of property accounting processes to improve efficiency, scalability, and consistency across portfolios
• Identify and implement opportunities for operational improvement, including standardization of workflows, reporting, and controls
• Partner with Property Management leadership to align accounting processes with operational realities and service delivery expectations
• Develop and implement scalable procedures to support portfolio growth, acquisitions, and third-party management expansion
• Lead accounting integration for acquisitions, including establishment of opening balance sheets, onboarding of new properties, initial budget coordination, and system setup to ensure a seamless transition into the portfolio
• Oversee accounting processes for property dispositions, including review of closing statements, reconciliations, prorations, and coordination of financial wind-down activities
• Develop, implement, and track key performance indicators (KPIs) for the Property Accounting function, including close timelines, reporting accuracy, accounts payable aging, and overall process efficiency
Systems, Automation & Innovation
• Evaluate and implement technology solutions to enhance accounting operations, including automation tools, workflow optimization, and AI-driven processes
• Lead initiatives related to offshoring and centralized service models, including defining scope, processes, and performance standards
• Ensure optimal utilization of MRI and other accounting systems; drive improvements in data integrity and reporting capabilities
• Stay ahead of industry trends and proactively introduce innovations that improve efficiency and decision-making
Financial Oversight & Reporting
• Oversee the preparation and review of monthly, quarterly, and annual financial statements for property-level reporting
• Ensure accuracy and integrity of P&L statements, balance sheets, and supporting schedules
• Establish and enforce standards for timely and accurate monthly close processes across all portfolios
• Partner with executive leadership to deliver clear, actionable financial reporting and insights
• Design, implement, and enforce standardized financial reporting processes to ensure the timely delivery, accuracy, and consistency of all property-level financial reports; establish clear expectations and accountability across the team and actively train managers and staff on best practices to elevate overall reporting quality
• Ensure timely completion of property-level audits and tax schedules, including coordination with external auditors and tax advisors, resolution of audit findings, and accurate recording of all related journal entries
• Coordinate with Asset Management to oversee lender reporting requirements, including preparation and review of monthly and quarterly reporting packages, covenant compliance tracking, and timely submissions
Cash Management & Controls
• Oversee all property-level cash management functions, including bank reconciliations, disbursements, and cash controls in conjunction with corporate Finance & Accounting and Treasury teams
• Ensure appropriate internal controls, compliance with GAAP, and adherence to company policies and procedures
• Coordinate with corporate accounting and finance teams to ensure consistency and alignment across the organization
• Oversee the accounts payable function and supporting team, ensuring invoices are processed accurately and on a timely basis through established workflows (including AvidXchange); establish clear controls, enforce accountability, and drive process improvements to eliminate bottlenecks and ensure alignment with Property Management approvals
• Oversee property-level tax obligations, including accurate accruals, monitoring of payment deadlines, and coordination to ensure timely and compliant tax payments across all jurisdictions
Budgeting, Forecasting & Business Partnership
• Partner closely with Property Management leadership (Regional Directors), Asset Management, and Lease Administration to ensure alignment between accounting, operations, and lease administration functions
• Provide financial insight to support operational decision-making and asset-level strategy
• Act as a key liaison between accounting, operations, and leadership to ensure alignment and clarity
• Provide oversight of annual CAM and operating expense reconciliations as performed by Lease Administration, working in close coordination with Property Managers to ensure accuracy, timeliness, and consistency across the portfolio
KNOWLEDGE, EXPERIENCE, SKILLS/ABILITIES
• Bachelor’s degree in Accounting, Finance, or related field required; CPA strongly preferred
• Minimum 12+ years of progressive accounting experience, with significant experience in commercial real estate property accounting
• Prior experience leading teams and managing managers (Controller-level oversight required)
• Deep expertise in GAAP and property-level accounting for commercial real estate assets
• Advanced proficiency in MRI or similar real estate accounting platforms
• Demonstrated experience leading process improvement, organizational change, or system implementations
• Experience with offshoring, shared services models, or automation initiatives strongly preferred
