Property Manager

JOB Summary
Key Responsibilities – the following overview of responsibilities is not an all-inclusive list of job responsibilities and other job-related duties may be added or changed at any time by MCB to support business needs.
Financial Management
· Develop and manage annual budgets, ensuring financial targets are met.
· Coordinate NNN Reconciliations with accounting, reviewing for accuracy, and ensuring a smooth recovery process.
· Review and approve payables in line with budgetary constraints.
· Partner with accounting to analyze financial reports and address budget variances.
· Monitor rent collections, resolve tenant delinquencies, and oversee default proceedings.
· Evaluate real estate tax assessments and coordinate appeals as needed with Asset Management.
Leasing & Tenant Relations
· Support leasing efforts by providing property details and collaborating on renewals, expansions, and contractions.
· Coordinate tenant move-ins and move-outs, ensuring compliance with lease terms and property standards.
· Oversee tenant build-outs, ensuring work aligns with approved plans and regulatory requirements.
· Maintain a deep working familiarity and understanding of each Tenant’s lease, ensuring compliance with lease terms and insurance requirements.
· Foster strong tenant relationships through proactive communication and service excellence.
Facilities & Operations
· Ensure properties are well-maintained, safe, and visually appealing.
· Manage vendor contracts, oversee service providers, and ensure compliance with agreements, including insurance requirements.
· Maintain building records, site plans, lease documents, and operational guidelines.
· Oversee property inspections, maintenance activities, and emergency response planning.
· Monitor and optimize utility consumption, sustainability initiatives, and compliance with regulatory requirements while ensuring adherence to applicable ESG initiatives.
Capital Projects & Risk Management
· Identify capital improvement needs and manage projects within budget and timeline constraints.
· Develop and implement risk management strategies, including security, fire safety, and emergency preparedness and response.
· Ensure compliance with state, federal, and local safety regulations.
Stakeholder Engagement & Reporting
· Serve as the primary point of contact for tenants, vendors, and internal teams.
· Provide regular reports on property performance, tenant relations, and operational updates.
· Collaborate with asset management, leasing, and construction teams to align property strategies.
· Assist with property transitions into and out of MCB ownership/management coordinating due diligence with other internal departments, brokers and attorneys as needed.
Qualifications & Skills
· Education: Bachelor's degree preferred, or equivalent experience.
· Experience: Minimum of five years in commercial property management with a track record of success.
· Certifications: CPM, CFM, or RPA designation are a plus.
· Technical Proficiency: Experience with real estate software such as MRI, Yardi, Nexus, or Avid; proficiency in Microsoft Office suite.
· Project Management: Understanding of construction processes, lease administration, budgeting, and reconciliations.
· Communication & Leadership: Strong negotiation, relationship management, and problem-solving skills.
· Travel: Valid driver’s license and ability to travel between properties as needed.
Work Environment & Physical Requirements
· Primarily office-based with frequent travel by car or plane for on-site property visits required.
· Ability to navigate construction sites and perform physical tasks such as light lifting (<20 lbs.) as needed.
· Required to travel outside between buildings in varying outdoor weather conditions.
· Regularly use hands to operate various office equipment and the ability to walk, talk and hear.
